A: The MyRentalSpot Renter App is available for free on both the Apple App Store (for iPhone, iOS 13.0+) and Google Play Store (for Android 6.0+). Search for "MyRentalSpot" and look for our logo. After downloading, log in with the same email and password you use on myrentalspot.com.
Q: How do I pay rent through the mobile app?
A: From the Dashboard, tap the "Pay Now" button or go to the Payments tab. You'll see your rent amount with a complete breakdown. Select your payment method (bank account or debit card), review the amount, and tap "Pay" to submit. You'll receive a confirmation notification and email receipt immediately.
Q: How do I submit a maintenance request?
A: Go to the Maintenance tab and tap the "+ New" button. Select the issue type (Plumbing, Electrical, HVAC, etc.), describe the problem, set the priority level, and upload photos from your camera or photo library. You can also indicate if it's okay for maintenance to enter when you're not home. Submit the request and track its status in the Maintenance tab.
Q: What is Renter Score and how does it work?
A: Renter Score is a letter grade (A-F) that tracks your rental payment history. It's calculated based on three factors: Payment Timeliness (how often you pay on time), Payment Consistency (regular payment patterns), and Lease Compliance (following lease terms). An "A" grade means you're in the top 10% of renters. You can share your score with future landlords when applying for new rentals.
Q: How do I message my property manager?
A: Go to the Messages tab to see all your conversation threads. Tap on "Property Manager" to open the chat. Type your message and tap send. You'll receive push notifications when they reply. You can also view messages from the Maintenance Team and building Announcements in the same tab.
Q: Can I view and download my lease from the app?
A: Yes! Go to the "More" tab and select "Lease & Documents". You'll see your current lease summary with start date, end date, monthly rent, and security deposit. Below that is a list of all your documents including your signed lease, move-in inspection report, and any addendums. Tap the download icon to save any document to your phone.
