Q: How do I add a new tenant to my property?
A: Click the "+ Add New Resident" button at the top right of the Residents & Leases page. Choose your scenario (Approved Applicant, External Renter, or Current Tenant), fill in tenant details, assign them to a property and unit, set up their lease terms, and submit. You can also add co-applicants, minors, and guarantors during this process.
Q: What do the status badges mean?
A: "Current" (green) means the tenant is in good standing with no overdue balance. "Overdue" (red) indicates they have an unpaid balance past due. "Ending Soon" (yellow) means their lease expires within the next 30 days. These badges update automatically based on payment activity and lease dates.
Q: How do I view detailed information about a tenant?
A: Click "View Details →" on any tenant card to open their full profile page. This shows comprehensive information including payment history, communication timeline, documents, lease details, insurance status, maintenance requests, and private notes. You can also edit tenant information and manage their account from this page.
Q: Can I add multiple people to the same lease?
A: Yes! You can add co-applicants (adults 18+ who share lease responsibility), minors (children under 18 living in the unit), and guarantors (co-signers who don't live in the property but guarantee the lease). Add these during initial setup or later from the tenant's detail page using "Add Resident, Minor, or Guarantor".
Q: How do I track expiring leases?
A: The "Expiring Soon" stat card shows how many leases end within 30 days. Click the "Ending Soon" tab to see all these tenants. Each tenant card also shows the lease term dates and days remaining countdown. You can set up automatic renewal reminders in your notification settings to stay ahead of expirations.
Q: What quick actions can I take from the tenant list?
A: Each tenant card has quick action buttons: "View Payments" to see their payment history and balance, "Message" to send them a message, "Add Expense" to add a charge to their account, and "View Details" for their full profile. The more options menu (⋮) provides additional actions like editing the lease, scheduling a reminder, or archiving the tenant.
